Modular construction is not only suitable for temporary buildings; it is equally applicable to permanent buildings.
Modular construction can be used on its own, or integrated with traditional methods, to take advantage of the benefits of off-site construction, whilst using traditional methods to finish the building on site.
Volumetric modular construction, where complete modular building units are delivered to site, is particularly suitable for:
- Sites where disruption to other activities on the site, or the local neighbourhood, needs to be kept to a minimum.
- Projects where overall construction time needs to be kept to a minimum [off-site construction allows modules to be built while the groundworks are being carried out].
- Buildings that may need to be expanded, or even relocated, at some point in the future.
- Buildings that can be designed around a regular grid, where open spans are up to 12m [40'] & where high ceilings are not required; where regular offices, classrooms, changing rooms, or wards are grouped around atriums, halls, sports halls, or other large open spaces, modular construction can be combined with traditional structures.
- Some sites, where difficult access makes traditional construction unsuitable, but modular units can be craned in over other buildings.
